Yes, there is staff on-site.
We have a Residence Manager and a Guest Service Coordinator available during office hours. You can find their contact details on our website and in the app.

What is the move-out process?

The move‑out process is simple. Before you leave, a room inspection will be carried out, and any refundable amounts—such as your deposit—will be processed based on the condition of the room, furniture, and equipment.
A few weeks before the end date of your contract, you will receive an email with detailed instructions about the room inspection and the move‑out procedure.

Do I need to clean my room before leaving?

Before you leave, make sure all your belongings are removed and the room is left clean and in good condition.

Do I need to schedule a room inspection before leaving?

Yes, you need to plan two inspections before moving out.
1. Pre check out inspection: During this appointment, the residence manager will walk through the room with you and explain what is expected for the final check‑out. This gives you time to correct or prepare anything in advance.
2. Final check out: At this stage, the room must be completely clean and empty. You and the residence manager will inspect the room together and sign the check‑out form confirming its final condition. After signing, you hand over the keys.

Can I terminate my contract early?

No, you cannot terminate an unlimited contract at any time. In the Netherlands, an unlimited contract can only be terminated after the minimum contract period has ended and requires a notice period of one full calendar month. The contract will therefore always end on the last day of a month.

If you wish to terminate your tenancy, we kindly ask you to send us your termination notice by e-mail. Once we have received your termination notice, we will confirm the end date of your tenancy.

When is my rent due each month?

Your monthly rental invoice will be available on the 25th of each month in the “Documents” section of your MyXiorApp. Rent is due on the 1st day of every month.

What payment methods are accepted?

You can set up an automatic payment in the MyXiorApp the bank account needs to be SEPA, (Single Euro Payments Area) or you can make a manual transfer each month from your bank. The payment details for the transfer are included in the monthly invoice you receive.

Is internet included?

Yes, in each of our student residence there is internet. You pay for the internet via the monthly service charges. You need to bring your own router. This can be purchased via our shop as well : https://webshop.xior.be/

Can I change rooms after moving in?

Please contact the local team to check if this change is possible. We cannot guarantee availability, and a fee may apply.

Is parking available for residents?

Parking is available in some of our residences, for an additional fee.
You can check whether parking is offered at your chosen property on the detailpage of our website. If parking is available, it will be clearly listed among the amenities.
If you do not see any information about parking on the website, this means that parking is not available at that particular building.

What should I bring with me when moving in?

When moving in, you will need to bring your own matress, bedding and towels, as these are not provided. You should also bring your cooking essentials, including pots and pans, crockery, and cutlery for your daily use.
If you’re unsure where to find these items, our local team is happy to help you discover the best deals and nearby shops. For our properties in the Netherlands, you also need to bring a router in order to make your wifi connection work.

Is my room furnished?

Yes, each room is furnished with a bedframe ( without matress), desk + chair & a wardrobe.

Is there an inventory or room inspection at move-in?

Yes, A few days before your contract begins, the residence manager will contact you to schedule your check‑in appointment. Attending this appointment is essential: it’s when you and the manager carefully inspect the room together, documenting its condition with notes and photos. This detailed inspection protects you by creating an official record of the room and all included items before you move in

Can I choose my exact room or studio?

Yes! You can select the exact room or studio you’d like to stay in during the booking process. Our system will show you all available options, so you can pick the specific space that best suits your preferences.

Is a deposit required?

A deposit is required when you finalize your reservation. For properties in the Netherlands, the deposit is equivalent to two months’ rent, and you must also pay the full first month’s rent upfront.
Please note that we will only countersign your rental agreement once we have received both your deposit and your first rental payment.
Your deposit will be held until the end of your tenancy. If you return the room in the same condition as when you moved in, the deposit will be refunded in full.
If applicable, your refund will be processed within 14 days after your official tenancy end date.

What is the difference between a self-contained and a non–self-contained housing unit?

Self‑contained unit (zelfstandige woonunit)
A self‑contained unit is an accommodation with its own private facilities, including:

Private kitchen
Private bathroom and toilet
Private front door/entrance

You do not share essential facilities with other residents. In many Dutch municipalities, a self‑contained unit is considered an independent living space, often with its own house number and eligibility for certain allowances (depending on local regulations).
Non‑self‑contained unit (onzelfstandige woonunit)
A non‑self‑contained unit does not include all essential private facilities. You will share one or more of the following with other residents:

Kitchen
Bathroom
Toilet

Your room is private, but the facilities you need for daily living are shared with others.
