Our team will assess the issue and arrange the necessary maintenance or replacement. Please note that if the damage was caused by misuse or is not considered normal wear and tear, repair costs may apply.
The move‑out process is simple. Before you leave, a room inspection will be carried out, and any refundable amounts—such as your deposit—will be processed based on the condition of the room, furniture, and equipment.
A few weeks before the end date of your contract, you will receive an email with detailed instructions about the room inspection and the move‑out procedure.

Yes, you need to plan two inspections before moving out.
1. Pre check out inspection: During this appointment, the residence manager will walk through the room with you and explain what is expected for the final check‑out. This gives you time to correct or prepare anything in advance.
2. Final check out: At this stage, the room must be completely clean and empty. You and the residence manager will inspect the room together and sign the check‑out form confirming its final condition. After signing, you hand over the keys.

You will need to move out on or before the last day of your contract. Please make sure all your belongings are removed and the room is left in good condition by that date.
Yes, you can move out earlier if you need to, but you remain responsible for paying the rent until the official end date of your contract. Your rental agreement is fixed for the full duration, so moving out does not shorten or cancel the financial commitment.
If your situation changes, feel free to contact the residence team — they can advise you on available options or next steps, but the contractual rent obligation remains in place.
No, you cannot terminate an unlimited contract at any time. In the Netherlands, an unlimited contract can only be terminated after the minimum contract period has ended and requires a notice period of one full calendar month. The contract will therefore always end on the last day of a month.
If you wish to terminate your tenancy, we kindly ask you to send us your termination notice by e-mail. Once we have received your termination notice, we will confirm the end date of your tenancy.
Your monthly rental invoice will be available on the 25th of each month in the “Documents” section of your MyXiorApp. Rent is due on the 1st day of every month.
You can set up an automatic payment in the MyXiorApp the bank account needs to be SEPA, (Single Euro Payments Area) or you can make a manual transfer each month from your bank. The payment details for the transfer are included in the monthly invoice you receive.
The rent consists of the basic (net) rent. In addition, you pay monthly advance payments for services and utilities, such as energy and other building-related costs. These advance payments are settled once a year based on actual usage.
Laundry costs are not included in the rent and may vary per location. Please note that other services may also be charged monthly, depending on the chosen room type and the residence.
For properties in the Netherlands, the deposit is equivalent to two months’ rent.

Yes! You are welcome to personalise and decorate your room to make it feel like home. Small decorative items such as photos, plants, posters, cushions, or desk accessories are all perfectly fine. We simply ask that any changes are temporary and do not damage walls, furniture, or fixtures. Permanent alterations — such as repainting, drilling, or removing/adding built‑in elements — aren’t allowed.

Yes. You are welcome to have guests, but please be aware that you are responsible for them at all times.

When you book your room online, you will pay the administrative fee and submit your application. Our Guest Service Coordinator will then review your file. If anything is missing, we will contact you to request the additional information.
Once your application is complete, we will prepare your rental agreement. You will have 5 days to sign the contract and pay the first rental invoice.
As soon as we receive this payment, we will countersign the agreement — and the room is then officially yours.
